About Chris Newton | Chris Newton is the Executive Vice President of the Texas Apartment Association, where he oversees association operations, staff and governance. 
Kelley Liserio, Texas Apartment Association (TAA) President, will join Chris Newton as a guest speaker. Kelley will provide an engaging and informative overview of the latest legislative updates from TAA. About Kelley Liserio | As Vice President of HomeSpring Residential Services, Ms. Liserio’s primary focus is on HomeSpring’s marketing strategies and business development including industry relationships. She is responsible for the overall marketing strategies for existing and prospective clients.  She supports the Sr. Vice President with all aspects of property management and serves on the HomeSpring Executive Team assisting with the overall strategic plan for the company. Ms. Liserio holds a Texas Real Estate license.

With over 20 years of experience, her relatable approach to understanding the nuance of the multifamily industry and ability to present data in actionable narratives have made her a favored industry instructor. Chelsea is also a current start-up advisor, Austin Apartment Association board member, NAA alternate delegate, and Co-Chair of the AAA Education Committee.
Theron Patrick, a leading Multifamily Data Expert, will present a compelling analysis of current market trends and data insights. About Theron Patrick | Theron is a Data Analyst and Architect with ALN Apartment Data. Theron studied Mathematics at Texas A&M and became a Texas Real Estate Broker is 1998. In the early 2000’s he began consulting in real estate and internet computing. He joined ALN full time in 2008. He lives in the Dallas area with his two dalmatians and volunteers with Dalmatian rescue.
Monica Cruz, PhD, will take the stage as the Texas Demographer, offering a fascinating exploration of demographic trends impacting the multifamily housing sector. Monica will provide an in-depth analysis of population growth, shifting demographics, and emerging patterns that are reshaping the housing landscape in Texas. Her insights will reveal how these demographic changes are influencing housing demand and market dynamics, equipping attendees with crucial knowledge to better align their strategies with evolving consumer needs and regional growth patterns. About Monica Cruz, PHD | Dr. Cruz supports the work of the Texas Demographic Center through its network of statewide affiliates and the Texas Legislature.  She has worked as a legislative aide for the Texas Senate, as director of a welfare-to-work program for the City of San Antonio and with other non-profit organizations as a policy analyst and researcher. She also serves on the research team to conduct community assessments and focus group facilitation through the work of the Institute of Demographic and Socioeconomic Research at the University of Texas at San Antonio. Her research interests include housing, economic development, poverty, and employment.
