AAA Celebrates Individual Achievement, Best Apartment Communities with APEX Awards
(Austin, TX – December 10, 2024) Austin Apartment Association (AAA) announced the 2024 honorees of its annual APEX – Apartment Excellence Awards during a gala held at Hyatt Regency Austin on Friday, December 6, 2024. Held for 31 years, the program recognizes individuals and apartment communities that demonstrate industry excellence. This year, AAA received over 225 nominations in the Community of the Year categories and more than 280 nominations for Professional of the Year. Twenty five properties and nine individuals were recognized with an award.
Professional of the Year Awards
Professional of the Year Awards were given in nine categories for 2024. Professional of the Year award candidates were nominated by industry professionals for a peer-based judging process.
The 2024 winners are:
- Assistant Manager of the Year: Dallas Emmett, Greystar
- Independent Rental Owner (IRO) of the Year: Allen Vaughn, Colony Creek Apartments, LLC
- Leasing Professional of the Year: Sarah Zachry, Apartment Management Professionals (AMP)
- Maintenance Manager/Supervisor of the Year: Caleb Douglas, Bell Partners
- Property Manager of the Year: Jackie Borders-Whitely, Morgan Group, Inc.
- Regional Maintenance Supervisor of the Year: Ryan Vonier, Griffis Residential
- Regional Portfolio Supervisor of the Year: Lindsay Bonilla, Greystar
- Supplier (Products & Services Member) of the Year: Eric Leonard, WeDoTrash
- Trailblazer of the Year: AJ Walker, Rainier Management, LLC
Community of the Year Awards
Properties considered for Community of the Year awards can self-nominate and are evaluated on following criteria: staff and staff designations; physical/visual inspection; a blind-shop of the community; and the Online Reputation Assessment (ORA) Score. Judges for the staff and physical inspection criteria were all members of the Austin Apartment Association. The blind shopping tours were conducted by an independent third-party entity, while the ORA scores were provided by an independent research organization.
Two impact awards were presented, including the Resident Experience Award, recognizing a community that has excelled at keeping its residents satisfied and engaged during 2024; and the Rise Above Award, open to owner/management and supplier members of the AAA, recognizing a company that has contributed the most to the well-being of the Austin community in 2024.

- Community of the Year — Built between 2017-2022 with 50-299 units: Everleigh Lakeline, Greystar
- Community of the Year — Built between 2017-2022 with 300+ units: Ariza Plum Creek, BSR REIT AND The Guthrie, Kairoi Management
- Community of the Year — Built between 2010-2016 with 50 - 299 units: Marq Uptown, CWS Apartment Homes
- Community of the Year — Built between 2010-2016 with 300+ units: The Royce at 8100, Apartment Management Professionals (AMP)
- Community of the Year — Built between 2000-2009 with 50 - 299 units: Parmer Place, RPM Living
- Community of the Year — Built between 2000-2009 with 300+ units: Debut SoCo, Kairoi Management
- Community of the Year — Built between 1990-1999 with 50 - 299 units: Madison at Dell Ranch, Cushman & Wakefield
- Community of the Year — Built between 1990-1999 with 300+ units: Mesa Verde, Greystar
- Community of the Year — Built prior to 1990 with 50 - 299 units: Bridge at Sterling Village, Apartment Management Professionals (AMP)
- Community of the Year — Built prior to 1990 with 300+ units: Retreat at Barton Creek, Avenue5 Residential
- Community of the Year — High Rise: The Bowen, Greystar
- Community of the Year — Mid Rise with 50-299 Units: West Koenig Flats, Greystar
- Community of the Year — Mid Rise with 300+ Units: The Bond, Kairoi Management
- Community of the Year — Lease Up | Affordable Housing: Citizen House Bergstrom, Greystar
- Community of the Year — Lease Up | High Rise: Residences at 6G, Kairoi Management
- Community of the Year — Lease Up | Mid-Rise with 50 - 299 units: The Met, Greystar
